What we buy
We’ve bought a variety of sites to build new homes. Plots for just a single house to sites for 100 apartments. Purchased from individuals and organisations, a templated approach isn’t an option. This is where our personal approach and experience comes into its own.

Serious about all proposals
We take every approach seriously. Firstly, the Bayview team come together to fully assess the development potential. Applying heads and hearts to the opportunity. Speaking to the landowner or agent as soon as possible to let them know if we can make it work.

Collaborative evaluation
We like to visit and chat with the owners, walk the site, have a cuppa and discuss possibilities and expectations. Usually there is further work needed on the design and build, planning and potential costs. As a small strong team, we act quickly, going back to the seller with ideas, questions and, hopefully an acceptable offer.

Straightforward and fair negotiation
We negotiate in a fair and kind way as this can be a very big deal, emotionally and financially, for the seller. Bayview is as good as its word, makes workable proposals and agents often recommend us because of this. Sometimes sellers come back to us when another offer fails and we will try and realise their ambitions and ours.

Shared pride in the outcome
Because we build quality homes with character, we often find that the original owner feels proud of what stands in place of the land they sold. Sometimes vendors keep one of the flats or houses that we’ve built and join the community that we’ve created… no better testimonial!

Tales of the unexpected
We love a nice flat plot of land but in the real world sites come in all shapes and sizes. Our sites include dilapidated barns and land creating 20 homes, old church site creating 9 homes, elegant houses with large gardens creating 10 homes and empty pubs to name a few. There were also a few that got away but you cant win them all!
Oak & Yaffle Public House, New Milton
Background
It was difficult for the landowners of the site of abandoned, vacant pub The Oak & Yaffle in New Milton to see what future there was for the property and its land. The pub was tainted with a history of anti-social behaviour giving the building – and by association, the location - a poor local reputation. Although the local authority initially wished for the land to be retained and a commercial premises remain, Bayview had an even more positive vision for the plot.
Development
Once we had acquired the land, we were clear that any development needed to be sympathetic to - and enhance - the local area. So, with an initial design, we engaged in detailed consultation with neighbouring residents. We received over a hundred letters of support for our proposed scheme that included a mix of detached and semi-detached homes focused on young families and first-time buyers. Not only did these properties promise to return the space to a family focused, community centric purpose but were also much needed in the vicinity.
Result
After consultation, AFC Bournemouth player Tyrone Mings marked the official opening of seven beautiful homes by planting a tree at the new development. Local Councillor David Hawkins and more than sixty local residents also showed their support for the properties, now known as Woodpeckers, Oakwood Avenue.
Councillor Hawkins said of the scheme "It’s fantastic to see this tired and historically troublesome site turned into much needed - and frankly wonderful - housing for younger families to enjoy. New Milton desperately needed this type of housing stock."
The ‘Mr Kyps’ Site, Ashley Cross, Poole
Background
Music venue ‘Mr Kyps’, at Ashley Cross, was a mecca for music fans for almost two decades. World famous names such as Adam Ant, The Buzzcocks, Pete Doherty, and Gilbert O’Sullivan, are among those to have graced its stage in its heyday.
However, with the business fallen on hard times, and the decades old building equally troubled, the landlords made the decision to sell the plot and structures for redevelopment purposes. As Bayview director Bill Buckler is an avid live music fan, he was aware of the challenges facing the club, and could see the enormous potential in the whole site, which included the Grade II listed building, the former St Peter’s School.
Development
Bayview acquired the site and quickly went about making good the commercial properties - to the approval of the Conservation Officer - and laying the groundwork for a substantial development worthy of the plot’s eclectic history.
Result
Now St Peter’s Mews is a stunning collection of eight, two-bedroom apartments and two, three-bedroom homes – the Old School House and The Master’s Lodge. Garage parking, green spaces, and private access to the exterior, and an interior characterised by high quality finishes. Contemporary flair and an industrial edge give a nod to the previous use for St Peter’s Mews. The development has been very well received and respects and enhances the conservation area of fashionable Ashley Cross.
Rowlands Hill, Wimborne, Dorset
Background
Following a bereavement, a long-standing Wimborne family was looking to secure the best price - and a positive future – for their Victorian Villa desperately in need of modernisation. The opportunity came to our attention after previous attempts to secure its future had been unsuccessful. This left the owners looking for a solution they were happy with.
With our eye for an excellent location, and the ability to see the enormous potential in the house itself, Bayview stepped in to buy the property and land.
Development
We embarked on a lengthy application process which included a detailed consultation with family and local stakeholders. We took time to engage with the neighbourhood and conduct one-to-one presentations of our plans, taking on board any concerns that local people may have had. Due to the age of the property and its services we ran into a number of challenges along the way – such as highways issues, and the need for better drainage to overcome flooding – but we resolved these with innovative approaches, allowing us to retain the character and period features of the villa.
Result
By carefully restoring the existing Victorian Villa and using modern techniques and the best craftsmen, we returned it to its former glory, enhancing the conservation area and delighting the previous owners. Finally – gaining approval from the local authority for our position - we obtained planning for 8 new dwellings in the redundant grounds providing much needed homes for local families, and named the road after the family who had previously been in residence for 50 years.
